Common parts of a block include internal areas of the property such as entrance, hallways, stairs, balconies and lifts, as well as facilities that may be included within the building such as gym or function rooms. For both blocks and estates, Crabtree takes care of grounds maintenance which includes gardens, open spaces, green spaces and play areas. Our focus is on creating an environment where a community thrives and to do this we keep close contact with residents, listening to any concerns and assisting with issues. Our homeowner property management teams are familiar with their portfolio, making regular site visits and organising and attending Annual General Meetings (AGMs) to speak with residents face to face.
As well as ensuring the professional upkeep of the property common areas are in line with H&S regulation, we manage the contractors who will be carrying out homeowner management services such as cleaning, redecoration, servicing of amenities and gardening. We also project manage any major works that may be required, such as equipment or roof repairs.
We are appointed by and work closely with either the propery#ty developer, the Directors of the Resident Management Company's (RMC) or the freehold owner of the property. Part of our required services to them is the collection of an annual service charge from homeowners to cover the costs for all management services in accordance with the terms of their lease. Without these funds, the upkeep and works to a block or estate would not happen, and we are conscious of apportioning the funds in a correct manner. We are always happy to speak with residents about how we do this and explain what their money is spent on.
