Crabtree Property Management have been involved with new build developments for over 20 years. We have recognised that this type of management is a specialist role and have set up a department specifically for new build developments. Crabtree Property Management have relationships with a number of major developers.

Why are new developments so important?
The property development industry has seen much competition in the last few years and demand for land is high. It is therefore vital that the project runs on time and within budget to ensure maximum return on investment. By outsourcing the management of the development from the onset, both time and money are saved.

Some developments are aimed at attracting first time buyers. In addition, more new build properties are being purchased by investors for buy-to-let. Therefore the level of the service charge is of vital importance. At Crabtree PM Limited, we work closely with the developers to ensure the service charge is set at a level at which they are happy to market properties, whilst providing adequate funds are available to ensure the smooth management of the properties.

Unlike refurbished buildings or existing developments, there is no previous financial information available. With our experience in dealing with new developments, we are able to advise developers of the predicted ongoing maintenance costs and provide advice on the likely impact of installing certain services. Getting the service charge level right from day one is essential to protect both the developers' and the managing agents’ good reputation.

With any new development, there are likely to be teething problems. By involving us from the start, and through the phased completion, we are able to deal quickly and efficiently with these issues as they arise.

What services can we provide developers?
We have managed a variety of new developments, from small individual blocks to large complex developments containing several hundred units with different types of tenure. We have managed private flats and houses, flats and houses owned by Housing Association and Health Authorities, sheltered accomodation and commercial units.

Even for new developments consisting only of freehold houses, planning requirements now usually mean that communal land and facilities are provided which are paid for by the property owners via a management company. We have managed a considerable number of these type of developments.

By involving us from the very start of the project, Crabtree PM Limited provides:

A review of draft documentation to ensure that it is effective for the development as we know that getting the paperwork right is key to the future smooth management of the development.

Expert advice on the development of service charge budgets to ensure all areas of future maintenance and management are accounted for properly.

Administration of the Management Company and the undertaking of all company secretarial duties on your behalf.

All administration and management responsibilities for cleaners, gardeners, repairs etc. for staircases and blocks as soon as they are handed over to us.

Arranging and administering buildings and other insurance policies, including engineering and Directors and Officers liability.

How much will these services cost you?

There is absolutely no cost to the developer. We charge our management fee pro-rata, out of service charges, as the development is handed over. Why should you, the developer, pay for the cost of managing the development?

Also, by careful management, we can reduce or eliminate "void" or "empty days" costs which are usually paid by the developer.

In addition, we can also collect ground rent where the developer retains the freehold interest.
